Riverisde County offers two "First Time Home Buyer" programs

First Time Home Buyer ProgramThe Riverside County (EDA) has a program called the First Time Home Buyer  program (FTHB) which provides downpayment and a closing cost assistance program that will allow qualified families to purchase a home.

The three basic qualifications for the FTHB Program are:

  1. The buyer must be a first time homebuyer
  2. The buyer’s annual income must be eighty percent (80%) or less of the area median income
  3. The home being purchased must be located in a qualifying location and the purchase price must be within the program price limit.

The buyer must have sufficient income and creditworthiness to qualify for a first mortgage through one of the participating lenders.

The maximum home purchase price under this program is currently $362,790.

Corona gets it's first 5-story parking structure

Riverside County Transportation Commission has approved a $19.1 million contract to build a 5 story parking structure. The North Main Street station is heavily used by residents heading from the Inland Empire to work in Orange and Los Angeles counties.

Corona MetrolinkIncreased ridership has forced the Riverside County Transportation Commission to build a 1,065-car parking garage at the station.

The construction will cause a huge inconvenience for the station's more than 600 daily riders. County officials hope the new structure will fix the problem in the long run.

Construction will begin Jan. 7, and starting Dec. 26, shuttles will pick up riders at offsite parking lots at the Taber Street Park and Ride and at the former Edwards Cinema parking lot at 351 W. Rincon St.

Santa's Toy Camp at the Corona Civic Light Opera

The Corona Civic Light Opera has announced there Christmas Production called "Santa's Toy Camp" This production is a delightful musical / comedy production involving toys who must learn to work together and become the toys that they are. Will the toys be ready for Christmas? Great fun for all ages.

Corona-Norco Settlement House does great work!

The community of Corona and Norco are fortunate to have a wonderful charity that you can help. The Settlement House was started as Associated Charities back in 1912 and then was rename in 1918.

Their goal is that no individual or family will go without food or shelter, and no child will go to school without proper clothes.

The run several programs:

Their Thrift Store wich is open Monday thru Friday 10:00am to 4:00pm and Saturday 10:00am to 2:00pm. You can drop off items for donation.

The Food Pantry is open Monday thru Friday 4:00pm to 5:30pm. They are always in need of canned meats & tuna, canned fruits & vegetables, canned soups, rice & beans and peanut butter.

They also have the following additon programs:

  • Rent & Mortgage Asstance
  • Emergency Shelter
  • Utility Assistance
  • Holiday Food Baskets
  • Holiday Toy Program

Finally Corona has a Trader Joe's

Today Trader Joe's opened in Dos Lagos. It opened with the pomp and circomstance of the Centenial High School Marching band, Miss Corona and the Corona mayor. There was the typicla ribbon cutting, but because it was Trader Joe's they used a lay. If you have never been to a Trader Joe's you are in for a treat. Trader Joe's
Ribbon cutting It's not just a grocery store. Sure it has your normal milk, bread and eggs. But they also have many Organic, gourmet and imported taste treats for you to enjoy. And though they have all these unique foods their prices are very reasonable. They have over 280 stores, the closest one was in Riverside. But not anymore, we have one now in Corona.

So you want to buy a "Bank Owned Property" or REO?

REO | Bank Owned
An REO (Real Estate Owned) is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. Most foreclosure auctions do not even result in bids.  If there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank.  That is why the property ends up in foreclosure.

The bank now owns the property and the loan no longer exists. The bank will handle the eviction, if necessary, and may do some repairs. They will remove tax liens and pay off any homeowner’s association dues. As a purchaser of an REO property, the buyer will receive a title insurance policy and the opportunity to investigate the property.  

Banks always want to sell a property in "as is" condition.  Most will provide a
Section 1 pest certification.

Offers are usually faxed to the bank. There is no formal presentation.  Keep in mind: nothing happens evenings and weekends (banks are closed).

Grand Opening - Woodcrest, Riverside Community Library

Wodcrest, Riverside LibraryBring your family to the grand opening of the Woodcrest Community Library on Saturday, November 10th from 10am til 3pm. Enjoy a puppet show, Magician, live music, balloon artisit, refreshments and giveaways.
