Commercial Builders need tenants

You may have noticed all the new commercial buildings going up all over the Inland empire. Buildings like the new business tower in Dos Lagos or the new office center just off the freeway by McKinley. An insatiable appetite for constructing buildings is leaving developers and commercial brokers with rising vacancy rates that they can't be ignored.

Thomas Galvin a research associate at Colliers said overall, the commercial and industrial vacancy outlook for the the two counties in 2008 "is not so hot,"

"A year or two ago, when the projects were getting built, there wasn't a lot of competition, and the speculative space was getting leased up as soon as it was built," Galvin added. "Now that's not the case. The new space that has been built is staying on the market longer.

The Corona Public Library is holding a resume workshop on Saturday, January 19th. They will show you how to write an effective resume. Please bring your current resume for review and updating. This class will be held in the computer learning center from 10:00am til noon.

What will 2008 be like?

A recent Economy.com report, "Aftershock: Housing in the Wake of the Mortgage Meltdown," predicts home sales will hit bottom in early 2008. But prices will continue to drop, and by early 2009 home prices will have fallen about 13% nationally from their peaks, according to the report.

Housing's most fundamental problem, according to the Economy.com report, is the excess of unsold inventory. The supply of homes for sale hit its highest level in 22 years in October, according to NAR.

Perhaps the only bright spot this year was low interest rates on conforming loans. The average rate on the 30-year fixed-rate mortgage fell below 6% at one point in December; NAR expects the 30-year to rise to about 6.4% by the end of 2008.

Some people hear it's a bad market, and don't do any additional homework. First-time buyers, however, with a down payment and decent credit, could find bargains in this Buyers market.

When 'O Christmas Tree needs to go

Recyle Your Christmas TreeWaste Management has announced it is offering free residential curbside Christmas tree recycling for its customers.

The program runs from Wednesday until Jan. 11, 2008. Residents may leave their tree at the curb on their regular scheduled pick up date next to their waste containers. Waste Management will collect and recycle the trees.

Residents are asked to remove any plastic or metal stands, lights, tinsel or ornaments from the tree before placing it outside. Also, trees must be no more than 6 feet in length for pick up. Trees taller than 6 feet must be cut down into 6-foot sections.

The areas include Banning, Beaumont, Chino, Corona, Moreno Valley, Murrieta, Norco and parts of unincorporated Riverside County.

Good News for Home Buyers

The FHA Loan Expansion bill is expected to be passed in the Senate soon.  The new bill would reduce the required down payment on FHA Loans from 3% by half down to 1.5%.  The bill would also increase the FHA Loan Limit in some areas up to $417,000. 

An FHA mortgage could fill the void as the subprime market continues to unravel.

Consumers are also finding that in some instances, FHA loans can close very quickly, in less than 14 business days in some cases.

California - One of the top three in Foreclosures

RealtyTrac Inc reported that California, Ohio and Florida had more than two-thirds of the 25 cities with the nation's highest foreclosure rates during the third quarter.

Higher interest rates and weaker home values have hit many homeowners hard, especially those with higher-risk subprime mortgages.

Among the nation's 100 largest metropolitan areas, Stockton, Calif.; Detroit; and Riverside-San Bernardino, Calif., posted the highest third-quarter foreclosure rates.
